How it works
- Repeat sales of the same building. We pair each building's sale with its previous sale and see how much its price changed. Because the building is the same, the change reflects the market, not a mix of bigger or smaller buildings selling. We leave out sales of part of a building, portfolio sales, buildings that were rebuilt or enlarged between the sales, and resales within six months.
- Quarterly. The index is estimated for every quarter from all the pairs together, with more weight on pairs held a shorter time. ZIP code and neighborhood indices lean on the overall index where there are few sales.
- The latest quarters are revised. Each new sale adds information about its earlier sale's quarter too, so recent numbers can change as more sales are recorded. Read the trend over several quarters, not one.
- Recording lag. Prices are the ones recorded with the LA County Assessor (from the documentary transfer tax), on the date the deed was recorded, usually one to two months after the deal was agreed.
